Senior Debt Facility

Senior debt has greater seniority in the issuer’s capital structure and is the primary funding facility for development finance. Thistle has access to some of the UK’s leading Senior Debt providers and is well versed in securing low cost funding for even the largest of development projects.

Stretched Senior Debt Facilities

Stretched Senior Debt provides a higher percentage of finance than Senior Debt can, and typically up to 75% of the Gross Development Value or 90% of project cost. Mezzanine Finance

Mezzanine debt is a hybrid form of capital that is part loan and part investment. Thistle can structure facilities for Development Finance that incorporates both Senior Debt and Mezzanine finance to allow a client less capital injection. This may give the client the option to aggregate their capital across a wider number of schemes and maximise their return on investment.
